    The successful hotel/retreat opened to the public in 2005 and because of its unique position and the fact that it was the only hotel in the village of Tzununa at that time it soon became very popular.

    Accommodation is provided via 7 buildings, each with 2 comfortable and spacious en-suite bedrooms built into the hillside. Each bedroom provides the most amazing views from dawn to dusk from large balconies.

    The restaurant/social area has a huge, uncovered terrace overlooking the pool below with a view of even more than 180° view! In the same building is the large professional kitchen with staff quarters directly next door. Beside the pool, just below this building, is a sauna (known as a Temascal in Guatemala).

    Just beyond the restaurant building is another large, open, light room with high ceilings designed as a multi-purpose space: perfect for workshops for retreat groups, yoga, meditation, educational workshops, or meetings. This also has a long, covered balcony with equally amazing views and is fully equipped with yoga mats, wooden props, and bolsters, as well as some tables and chairs.

    Each area of the hotel is accessed via stone pathways that wind through the lush, colourfully landscaped gardens.

    The current home of the owners is next door (to the east – see map) to the hotel. This consists of a stunning 2-bedroom, 2-bathroom home with its own private swimming pool and beautifully landscaped gardens.

    As with the Hotel, this multi-layered family home was designed to fit into the hillside it is built on. A terrace wrapping around 2 sides of the house leads through to the dining/kitchen area through French doors. A couple of steps take you down into the spacious living room with a corner fireplace. Huge floor to ceiling windows provide exceptional light and spectacular views!
    The two bedrooms are up further steps with the Master Bedroom being en-suite. Up further stairs you arrive at the office space and at the top of the house, in the eaves, is the TV/Snug area.

    The house shares the stairs down to the Lake and the private dock.

    Access to the whole property is via a road from the Lake Atitlan village of Tzununá (it is at the end of the road – the road then turns into a path which goes all the way to Santa Cruz village via Jaibalito). OR, if you arrive by boat to the hotel’s private dock you will walk up 350 steps! Literally breathtaking, but the climb is more than worth it as the views open up to you at the top!
    Via the road access, the property has a large garage space of 103m², just beyond the main entrance to the hotel area.

    The hotel’s water is provided via 2 pump systems: one is solar powered the other is an electric backup. These pump water to 2 large, 12,000 ltr water tanks by the garage area. From here the water is gravity fed through a filtration system of chlorine, UV and sand. There are then 7 solar panels to provide hot water to the bedrooms, with an electric backup. The rest of the property is on the national grid system.

    Grey waters go to 4 large septic tanks which then filter naturally into the ground; a system approved by an Environmental Impact Study conducted by the Government.

    TZUNUNÁ

    The village of Tzununá is one of the hidden gems of Lake Atitlan and is one of the most popular villages to live in, set up a business in, and visit. It is accessible most easily by boat (25-45 mins from Pana/Panajachel depending on whether it is a direct private or a public boat/lancha).

    However, it is also now possible to drive there with a 4x4 vehicle taking the road at kilometre 140 on the InterAmericana Highway going to San José Chacayá, then Chuitzanchaj, and then arriving in Tzununá. It is for the last part of the road that a 4x4 vehicle is needed (there are plans to pave this part of the road).

    It is also close to the holistic centre of Lake Atitlan and Guatemala, San Marcos la Laguna, but much quieter and more tranquil. As well as becoming an alternative holistic centre to San Marcos, it is also becoming well-known for permaculture centres.

    Pana is a 2.5-hour drive from the Guatemalan international airport which is in Guatemala City. Driving to/from Tzununá is 3-4 hours depending on which route you take. Or, a 2½-hour drive from Guate to Panajachel/Pana and then 20 mins in a private boat/lancha to the private dock, or 40 mins in a public boat/lancha to the public dock and a tuk tuk up to the property.
