    This unique hotel perches on the northern hillside overlooking this world-famous Lake Atitlan and its sentinel volcanoes on the southside. Literally floating 100m up above the lake the property has undoubtedly some of the most spectacular, 180° and wider, views of the whole caldera/Lake Atitlan area. No other hotel has views like this!

    The property is being offered as two parts and has the added bonus of also offering a beautiful 2-bed house as well. The first and main part is the hotel itself along with the restaurant and commercial kitchen, staff accommodation, swimming pool, large retreat room with wide balcony and views, and a sauna. The second part is the inclusion of a private, beautiful, large, secluded 2-bedrooms, 2-bathroom home eith a private pool which could be used by the owner or manager of the hotel. It is right next to the hotel, just slightly below it. It has its own entrance and does have parking unlike the hotel.

    HOTEL / RETREAT CENTRE

    The successful hotel/retreat opened to the public in 2005 and because of its unique position and the fact that it was the only hotel in the village of Tzununa at that time it soon became very popular.

    Accommodation is provided via 5 buildings, each with 2 comfortable and spacious en-suite bedrooms built into the hillside. Each bedroom has a large balcony with the most incredible views from dawn to dusk as they look directly south.

    The restaurant/social area has an expansive, uncovered terrace overlooking the pool below, both of which have a view of even more than 180° of the Lake beyond! In the same building is the large commercial kitchen with staff quarters directly next door. Beside the pool, just below this building, is a traditional Guatemalan sauna (known as a Temascal), and just beyond the restaurant building is another large building perfect for meditation/yoga lessons and workshops for retreat groups or meetings. This also has a long, covered balcony with equally amazing views. This retreat space is fully equipped with yoga mats, wooden props, and bolsters, as well as some tables and chairs.

    Each area of the hotel is accessed via pathways that wind through the lush, colourful landscaped gardens.

    PRIVATE HOME

    The private house next door (to the east – see map) to the hotel. This stunning home consists of a stunning 2-bedroom, 2-bathroom with its own private swimming pool and beautiful landscaped gardens along with private entrance and parking.

    This multi-layered family home was designed to fit into the hillside it is built on. A terrace wrapping around 2 sides of the house leads through to the dining/kitchen area through French doors. A couple of steps take you down into the light spacious living room with a corner fireplace. Huge floor to ceiling windows provide exceptional light and spectacular views!

    The two bedrooms are up further steps with the master bedroom being en-suite. A few more steps take you to an office space and then at the top of the house, in the eaves, is a cosy TV/Snug area.

    The view from every room in the house is breath taking!

    Access to the whole property is via a road from the Lake Atitlan village of Tzununá (it is at the end of the road – the road then turns into a path which goes all the way to Santa Cruz village via the village of Jaibalito). Or else, if you arrive by boat to the hotel’s private dock you where you walk up 350 steps to reach the hotel!

    Via the road access, the main house has a large garage space of 103m², just beyond the main entrance to the hotel area.

    The hotel’s pump system is solar powered and each room has 5 solar panels to provide hot water. The rest of the property is on the national grid system. Water is pumped up from the lake and goes through a vigorous filtration system with chlorine and sand.

    There are 4 septic tanks with absorption wells and 6 water tanks holding a total of 14,000 litres of water.

    TZUNUNÁ

    The village of Tzununá is one of the hidden gems of Lake Atitlan and is now one of the most popular villages to live in and visit. It is accessible most easily by boat (25-45 mins from Panajachel/Pana depending on whether it is a direct private or a public boat/lancha).

    It is also now possible to drive there with (a 4x4 vehicle is recommended) taking the road at kilometre 140 on the InterAmericana Highway (CA1) going to San José Chacayá, then Chuitzanchaj, and then arriving in Tzununá.

    It is also close to the holistic centre of Lake Atitlan and Guatemala, San Marcos la Laguna, but quieter and more tranquil.

    Panajachel is a 2.5-hour drive from the Guatemalan international airport which is in the capital, Guatemala City. Driving to/from Tzununá is 3-4 hours depending on which route you take.
